This month we are proud to have Steve Weiss has our client of the month. Steve has been a real estate professional in San Luis Obispo, California, since 1985. In 1999 he received his California broker's license. For seven years he managed the Los Osos office of Century 21 Associates West while maintaining his position as a top producer.
For the last year and a half, he has been the broker of Century 21 San Luis Properties. Weiss has served on various real estate associated committees including President of the Scenic Coast Association of Realtors® and serving as the chair of Standard Forms Committee of the California Association and Realtors® this year.
We asked Steve to share his path to online success:
Why did you choose Z57?
I met David Bruckner, a sales representative, at the California Association of Realtors expo in 2006. I was looking for to create a prominent online presence and chose Z57 over numerous competitors. Everything David told me sounded too good to be true and I was extremely hard to convince that the site would work as well as he said it did. It's worked better than I ever could've expected.
Has Z57 made a difference in boosting your productivity, profits and performance. If so, how?
When I became the broker of Century 21 San Luis Properties about a year and a half ago, the company had been living in the dark ages. They had a website that didn't capture leads and they had a site just to say they had one, but it didn't work. They spent thousands of dollars on print advertising but not a lot on their company website. After the success of my personal Z57 site, I convinced them that we needed a Z57 site for the company. Since the company site went live in June 2007, which about a year ago, we have received 367 leads, of which 60% have given telephone numbers, it's incredible, just incredible! We have closed 4 deals with leads that were a direct result of our Z57 site.
With the kind of business we've received from it, the site has paid for itself for well over the next 10 years. The owner of this brokerage was extremely happy with the site and was thrilled that I introduced Z57 to them.
I went live with my personal site in October in 2006 and in January of 2007 I received a lead that was a direct sale from the site. I get my leads sent to my phone by text message, sure enough my phone received a text message right when I was golfing, getting ready to tee off at the first hole. I called the lead back right away and she was so impressed that I was so prompt, I listed her house. The house sold in about 30 days and I probably made $12,000 from that transaction alone. I was amazed that after only a few months with the Z57 site I had closed a deal that was directly a result of my site.
I've received great results from my personal Z57 site. As a broker I am busy with all the agents under me, so I'm not following up and doing what I should on my personal site but I've still closed 2 deals as a direct result of the site!
What type of service have you received from Z57?
Z57 shows you how to do the work to succeed. They were there for me anytime I needed them. That there is worth getting a Z57 website because the customer support you get from Z57 is worth it. I spent about an hour a day, max, the first 30 days to get the site to where it needed to be. Z57 walked me through the whole process from start to finish and if you are willing to do a little work, Z57 knows what you need to do to create a successful online presence. People are afraid to spend the money but once they do, they will see the value. The commission from the leads we've closed has greatly contributed to the company profits. Whoever designed your sites are genius, they truly optimize lead capture.
Would you refer colleagues/friends to Z57?
I would be happy to refer Z57 to colleagues and friends. REALTORS® and brokers aren't spending money like they have in the past. One challenge I had was trying to convince my agents that they need to get away from the print media. Until some of the leads were bona fide leads, my agents didn't believe that you could get real leads from a website. I get kudos everyday from my agents for the leads we get and the leads that I pass out from our company site.
If I could convince any REALTOR® or broker to spend money wisely I would tell them to get a Z57 site. I would also tell them that you have to do some work to get results but Z57 will show you what you need to do.
