Growing up in La Jolla, Jim became a Realtor in 2000 after seeing the great financial rewards it could deliver. In 2002 he chose Z57 as his real estate website and marketing partner. Since then he hasn't looked back - as a result of this blossoming partnership Jim was awarded the La Jolla real estate agent of the year in 2005. We asked Jim to reveal how he achieved his great success:

Z57: How did you want to grow your business?
Jim: We were looking to grow our business by 20% each year, in terms of leads and sales. We expected 70% of this to come from referrals, 15% from advertising and 15% from the Internet. We ended up getting way more than 15% from the Internet, which was great.


Z57: What were challenges existing in your business that you wanted to overcome?
Jim: We had little, if no, presence on the Internet. We needed a comprehensive, useful Website and the ability to convert leads more effectively. My customers were both unfamiliar and unimpressed with my previous website. They were always telling me about other sites they liked. The Agent Catalyst auto-responders have added efficiency to my business. It is nice to be able to edit/customize the content when I want.


Z57: What specific results have you experienced?
Jim: I have had clients and my sphere of influence comment on specific sections of my site, which tells me they are clicking through more than just the homepage. i.e. "It is nice how you have a local resources page", "I found the school and community reports easy to use and understand". Since developing our website, our clients have started to use the site as a resource. We have also increased our advertising, and made the website a main focus, which is driving more people to the site. Our website address (www.TheHomeYouWant.com) goes on every sign, ad, and outgoing message and this has really made a positive impact on our leads and sales. I have sold 3 homes using Z57 last year, generating $2.3 million in sales, which resulted in a net commission to me of $45,000. Our Internet traffic is also up more than 500% since using Z57.


Z57: What role did your Personal Marketing Coach play in your success?

Z57: What advice can you give to other Realtors with similar goals or challenges?
Jim: Immediately begin researching other top agent's websites and determine what you believe is useful about those sites. Carve out 3-5 hours to discuss your website with your team and clients. Take this feedback and implement these suggestions with a Personal Marketing Coach like Dave at Z57. Never stop tweaking your site. It needs to stay fresh or it will reflect that your business is stale. In particular you should always change the listing photos that are displayed.
